JOB TITLE: Groundskeeper & Facility Tech

JOB SUMMARY:
The Groundskeeper & Facility Tech performs semi-skilled work in the maintenance, care, and modification of grounds and landscapes, including the operations of electrically powered and gasoline/diesel-powered groundskeeping equipment and machines, using small hand and power tools or equipment in maintaining the grounds and landscaping. The Groundskeeper & Facility Tech also performs maintenance on groundskeeping equipment and tools and makes minor repairs (within demonstrated capability) as directed. The Groundskeeper is primarily responsible for lawn care and snow removal but may also work on general facilities issues.
The Groundskeeper & Facility Tech reports directly to the Facility Manager.
There are no direct reports to the Groundskeeper & Facility Tech position.

Facilities staff Coordination of information and documentation needed by Facilities staff when repairs are needed.

FUNCTIONS:
The Groundskeeper & Facility Tech is accountable for the following:
• Performs tasks common to the care of grounds and landscapes by seeding, watering, mulching, and applying chemicals to outside plantings, lawns, and turf;
• Performs regular and direct grounds and landscape maintenance by mowing lawns with riding or push mowers; weeding, thinning, and cleaning flower beds and other grounds by hand or utilizing proper tools and equipment;
• Trimming bushes with power hedge clippers and hand trimmer as needed;
• Remove branches and other tree-trimming activities while using a chainsaw or other hand tools;
• Perform company-wide exterior general maintenance and repairs, which may include lighting, parking areas, signs, barricades, gates, posts, fences, and painting, as applicable;
• Removes unsightly trash and debris from public areas by regularly inspecting grounds, drains, manhole covers, etc., for debris; raking, sweeping, bagging leaves, debris, dirt and trash from streets, sidewalks, parking lots, gutters, and transporting the waste to designated central collection points daily.
• Ensures that ground and building maintenance equipment is operational by performing routine and preventative maintenance and cleaning of tools, equipment, and machines within reasonable capabilities. Recommends maintenance if incapable of performing in-house;
• Apply salt applications and lite snow-blowing during winter months;
• May occasionally perform minor maintenance work using hand and power tools by making carpentry repairs, painting, minor plumbing repairs, and replacing defective electrical switches, light bulbs, fuses, and fluorescent ballasts.
JOB REQUIREMENTS:
Education and Experience
• High school diploma or equivalent – Required
• One-year groundskeeping experience – Required
• Skills in cleaners, solvents, and similar products used in groundskeeping – Required
• Basic understanding of lawn chemicals to maintain grounds - Required

Skills Required
• The ability to perform basic math and read the English language sufficiently to understand written work orders and instructions, as well as directions for the proper mixture, use, and disposal/storage of cleaners, solvents, chemicals, and similar products used in groundskeeping.
• Skill in properly operating and maintaining ground maintenance tools, equipment, and machinery.
• Safely operates light vehicles such as pick-up trucks, tractors, or riding mowers and portable power tools and equipment such as saws, grass trimmers, snow/leaf blowers, sprayers, and other groundskeeping equipment by obeying applicable traffic laws and following operator instructions, and wearing appropriate safety items such as goggles, gloves, or other appropriate protective clothing.
• Basic facility knowledge, i.e., carpentry, repairs, painting, defective electrical switches, light bulbs, etc. - Required

WORKING ENVIRONMENT:
• The Groundskeeper & Facility Tech position is a full-time, non-exempt position working 40 hours per week and overtime as needed as assigned by the supervisor.
• The Groundskeeper & Facility Tech will work an 8-hour shift, Monday-Friday, to maintain the grounds and conduct light maintenance.
• This position reports to 2700 Oregon Rd., Northwood, OH 43619, and may travel to other facilities as needed.
• This position drives for company business in a company-provided vehicle in the performance of assigned duties. This position will be subject to periodic records checks and must supply written approval upon request.

PHYSICAL:
Requires the ability to lift and carry groundskeeping supplies and equipment weighing up to 50 pounds frequently and up to 100 pounds on an occasional basis, prolonged walking or standing, and frequent sitting, bending, stooping, kneeling, and reaching daily.
Requires a full range of physical motion to operate manual, electrically powered, and/or gasoline-powered groundskeeping equipment and machines.
The scope of the position requires exposure to and use of chemical compounds, which may be hazardous and cause injury if specific instructions regarding their mixture, application, use, and disposal/storage are not properly followed.
Employees with this position are designated as essential and must report to work as scheduled during severe weather.
